Expert advice

Review your refinancing options with expert advice

Our home loan advisers will find the right mortgage option for you. We look across competitive interest rates, loan structure, repayment options and a great cashback offer.

What we help with:

Check if you could be on a better rate and compare options across banks and lenders
Work out if it's worth switching or breaking your loan, and negotiate the best rates and cashback
Restructure your loan if needed and make sure it still fits your goals

It's free to you — we're paid by the bank. There's no cost to use our switching check, book a chat or get a switching assessment. Dosh receives commission from lenders if your loan is settled. The amount can vary depending on the lender and loan size. Our advisers are required to act in your best interests when providing advice.

Why switch

Why New Zealand homeowners switch home loan providers

Your rate may no longer be competitive. Even a 0.25% difference on a $500k loan adds up to thousands over the fixed term.
Cashback contributions can often cover your switching costs. Many banks offer a cash contribution when you refinance. On a $500k loan it could be around $4,500, which can cover legal fees and more. With $1,700 in Phone Dollars on top, switching may put you ahead (depending on your individual situation).
It can be easier than you think. Refinancing through dosh can be completed through our digital application process, with an adviser to guide you every step of the way.
Refinancing lets you reassess your loan structure. Split between fixed and floating, or change your repayment schedule to better suit your current needs.
The total value may outweigh the cost of switching. Better rate + cashback + $1,700 Phone Dollars can exceed legal fees and switching costs.

Is your fixed rate coming up for renewal? The best window to start the refinance process is 2–3 months before your rate expires.

Whether refinancing results in a financial benefit depends on your individual circumstances, including interest rates, fees, and loan structure.

Have you received cashback from a bank in the last 3 years?
Banks can claw back cashback if you leave within 3 years of receiving it. Select the option that best describes your situation.
Do you have any fixed term loans that expire in over 6 months?
Breaking a fixed term early can trigger break fees. If your fixed rate expires within 6 months, switching is much more straightforward.

What does it cost to switch?

Switching home loans can deliver real financial gains but it's worth understanding the potential costs upfront.

Solicitor fees

When you refinance to a new lender, you'll need a conveyancing lawyer to manage the mortgage discharge and registration process. This typically costs around $1,300, depending on your situation and lawyer.

Some lenders offer a free legal service as part of the refinancing package — your dosh adviser will let you know what's available for your situation.

Worth knowing: cashback from the new lender can often cover solicitor fees with money to spare.

Cashback clawback

If your current bank gave you a cash contribution when you last took out or switched your home loan, they may claw some or all of it back if you leave within 3 years of receiving it.

The clawback amount typically reduces over time — the closer you are to the 3 year mark, the less you'd need to repay. Your dosh adviser will factor this into the full switching assessment. You don't need to wait until the 3 year mark to get in touch. Getting the ball rolling early means we can have everything ready so you switch at exactly the right moment.

Upon settling a home loan through dosh, One NZ will give you a $1,700 Phone Dollar reward. Every Phone Dollar equals one real dollar off the price of a new interest-free phone at One NZ. You can also use the trade-in value of your old phone towards your phone upgrade. For more detail see one.nz/one-wallet

Break fees

If you're on a fixed interest rate and want to switch before the term ends, your current lender may charge a break fee. This compensates them for the interest they lose by releasing you from the contract early.

Break fees vary widely depending on how much time is left on your fixed term, how much rates have moved since you fixed, and the size of your loan. In some market conditions break fees can be minimal — in others they can be significant.

The best time to refinance without break fees is within 2–3 months of your fixed rate expiring. If you're mid-term, your dosh adviser will calculate whether switching early still makes financial sense once the break fee is factored in.
